Real Estate Fund — the Gledhill Investment Partners real estate fund was developed to invest in real estate on a long term NNN lease or sale-leaseback basis with a focus on industrial, commercial and medical properties in Maine and New Hampshire.
Investment Parameter Goals include:
- Positive cash flow (NOI) or break even
- Loan To Value (LTV) of 75% or less
- Debt service coverage ratio (DSCR) of 1.20x
- Long term NNN leases
- Non-recourse financing when possible
- Mix of core, value-add and opportunistic
Given the current historically low yield environment, adding income-generating commercial real estate (CRE) to a portfolio of assets is one possibility for diversifying investment holdings and/or to potentially generate a recurring income stream.
